Ask both suppliers the same questions

State the lift inventory, planned visit count, callout hours, attendance charges, labour inclusion, parts inclusion and exclusions, consumables, entrapment response, remote monitoring, report format, and whether the LOLER thorough examination is separately priced. Routine maintenance and LOLER thorough examination are not interchangeable.

Servicing and statutory examination are different jobs

A low annual maintenance price can exclude visits, callouts, labour, parts or a separate thorough examination. Compare like with like and keep any examination requirement visible in the procurement record.

Sources and boundaries

HSE states that thorough examination is additional to normal servicing and maintenance; passenger lifts used at work are normally examined at least every six months unless a competent-person examination scheme applies. Price bands use current provider observations only and are not a tariff.
