U.S. FACILITIES PROCUREMENT TOOL
Commercial chiller maintenance contract planner
Build a budget and a scope checklist for your chiller fleet before the vendor proposals arrive.
No email required. A planning model, not a diagnosis, service instruction or compliance determination.
PROCUREMENT ARTIFACT
Chiller contract comparison sheet
Require every proposal to state
Quarterly planned visits; unit make/model and tonnage; visit tasks and reports; water-treatment responsibility; controls scope; refrigerant and parts exclusions; tower/pump scope; response hours; travel; and the condition that creates an extra charge. Do not compare a comprehensive quote with an inspection-only quote as if they cover the same work.
Why contract scope matters more than one annual number
Chiller maintenance pricing changes with plant size, duty, age, visit cadence, controls, water-treatment coordination and response expectations. This model keeps those choices explicit so a low quote is not mistaken for broader cover.
Sources and model limits
DOE guidance describes manufacturer-recommended inspection, leak checks and operating-condition review as elements of chiller maintenance. Current provider observations were used only to calibrate broad planning bands; exact scope and price are local and equipment-specific.
